Absorption Rate: This rate is derived by dividing the number of sold properties by the inventory. The higher the rate the better the market.

Months of Inventory: This number is derived  by dividing current inventory by the number of units sold.  A Sellers market is less than 5 months, a Balanced Market is typically 5-8 months and over 8 months is typically a Buyers market  (* Average List & Prices Sale based on 6 months historic data)
